Choosing a new floor is a big decision, and it’s easy to feel stuck. You want something beautiful that lasts, copes with busy family life and doesn’t stretch your budget.

That’s where flagstone flooring comes in. It’s natural stone with real character, available in heavily aged, gently aged limestone, Cotswold-style and grey finishes. Many options work indoors and outdoors too.

But with so many choices, knowing where to start isn’t simple. Which type suits your home? What will it cost? How do you keep it looking good?

This guide answers all the questions, covering its types, benefits, costs and maintenance.

What is Flagstone Flooring & Its Types

Flagstone is natural stone cut into flat pieces or tiles. Each tile is unique in its own way and can often be used indoors and outdoors, depending on the stone and finish. Flagstone flooring indoors looks great in kitchens, hallways, and living rooms. For outdoor use, it will look equally beautiful if you use outdoor-grade stone.

Here are some of the flagstone flooring options available from Beswick Stone .

Aged and Tumbled Flagstone: It has a textured surface and worn edges for a rustic look.

Limestone Flagstone Tiles: They come in tones from pale white to sandy beige. They are durable and suit both modern and traditional homes.

Cotswold-Style Flagstones: They are gently aged and hand-finished, and durable enough for family homes.

Grey Limestone Flagstones: They give a more luxurious, contemporary finish.

Small Flagstones and Decorative Patterns: These tiles add pattern and detail to a floor.

Benefits of Flagstone Flooring

Everyone wants the same things from a floor. It should last, feel comfortable and never cause regret.

Durable and Hard-Wearing

Limestone is a very durable material that is suitable for busy family homes. It can withstand daily walking and preserve its natural appearance.

Works With Underfloor Heating

Limestone is ideal for use in underfloor heating systems. This characteristic makes limestone popular in kitchens, where cold floors are often an issue.

Natural Variation in Every Tile

All stones are unique and vary in appearance from stone to stone. Thus, your stone flooring will be unique and will not resemble anyone else’s floor.

Seamless Indoor-to-Outdoor Flow

There are many stones available that have a version that can be used outdoors too. Thus, you can combine your interior floor and garden in one.

How Much Does Flagstone Flooring Cost?

Cost is usually the first question, so here’s what to expect. At Beswick Stone, flagstone flooring starts from around £34.80 per m², including VAT.

Most aged and tumbled ranges sit between about £42 and £60 per m². Old Heritage, Payton and Raj Beige Flagstone all start from £42, while Avignon Heavy Tumbled Limestone starts from £60.

The good news is that limestone usually costs less than granite or marble. Cotswold-style flagstones also give you that classic look for far less than original Cotswold stone.

However, you need to remember to budget for the extras. Adhesive, grout and sealant are separate, and you’ll find them under fixing products.

Flagstone Flooring Maintenance and Care

Limestone is less stain-resistant than some other stones. Harsh cleaning chemicals can also damage it. So skip the bleach and strong cleaners. Here’s a simple routine that works:

Sweep or vacuum regularly to stop grit scratching the surface.

Wipe spills quickly, especially wine, oil and coffee.

Use a gentle cleaner made for natural stone.

Ask about sealing when you buy, to help guard against stains.

Outdoors, sweep away leaves and remove moss or algae before it accumulates. A little regular effort saves a lot of scrubbing later.

FAQs

What does aged or tumbled flagstone mean?
It is new, natural stone that’s been deliberately weathered. Tumbling or light hand-finishing softens the edges and adds texture, giving an antique, lived-in look.

Can I use flagstone tiles both inside and outside?
Yes. Many stones have matching thicker outdoor pavers, which makes a smooth indoor-to-garden flow easy.

Is flagstone suitable for underfloor heating?
Limestone works brilliantly with underfloor heating and is a popular choice for kitchens. The ideal thickness is 15mm, though 12mm & 20/22mm will still perform admirably.

What’s the difference between Cotswold-style and standard flagstones?
Cotswold-style flagstones are selected for their similar colours to the various west country stones and hand-finished to echo original Cotswold stone, so you get the traditional look without the high cost.

Does flagstone need sealing?
Yes. Limestone is less stain-resistant, so a sealer adds protection. You can check which product suits your stone.
